Domestic garages are treated as outbuildings for planning purposes in Wales, and some can be constructed under permitted development rights without submitting a full planning application.

Those rights are subject to limits and conditions.

The position of the garage, its height, relationship to the house and boundaries, the amount of the property's curtilage already developed and whether the property is in a protected location can all matter.

For larger bespoke, multi-car and collector garages it makes sense to consider planning at the beginning rather than designing the entire building first and asking the question afterwards.

Garage Height

Welsh permitted-development rules place limits on the height of domestic outbuildings.

This becomes particularly important with bespoke garages because owners may want high ceilings, a pitched roof, storage above the vehicles or sufficient headroom for a car lift.

A design that works perfectly from an automotive point of view may therefore move outside permitted-development limits because of its height or position.

That does not mean the garage cannot be built. It may simply mean a planning application is required.

More Than One Roof Pitch Up to 4m

The Welsh Government guidance gives a maximum overall height of 4 metres where the outbuilding has more than one pitch, subject to the other conditions being met.

Single Pitch / Other Roof Up to 3m

A lower overall limit applies to a single-pitch or other roof form.

Flat Roof Up to 2.5m

The Welsh guidance specifies a maximum height of 2.5 metres for a flat-roof outbuilding.

Close to a Boundary 2.5m Maximum

Any part of an outbuilding within 2 metres of a boundary cannot exceed 2.5 metres in height under the permitted development rules.

Large Multi-Car Garages

A Big Garden Does Not Automatically Mean Unlimited Garage Space.

Large plots are obviously useful when planning multi-car and collector garages, but permitted-development rights still contain controls over the amount of land that can be covered.

Existing extensions, sheds, garages and other outbuildings can therefore be relevant when the proposed development is assessed.

For substantial collector buildings, it can make sense to treat planning as part of the project process rather than trying to force a large garage into permitted-development dimensions.
